Having many years experience of managing Leasehold property, we know how arduous, stressful and time consuming it can be. We would like to take this opportunity to tell you about our Company and the management service we offer.

Working closely with Management Companies, Directors, Shareholders, Solicitors and Accountants, we facilitate the management process and, as managing agent, it would be our responsibility to organise the day-to-day management of the communal buildings and grounds to include;

  • Appointment and supervision of cleaners, window cleaners, gardeners and other maintenance contractors.

  • Negotiation and arrangement of annual maintenance contracts for ; lifts, boilers, fire and health and safety equipment, emergency lighting, door entry systems, dry risers, CCTV equipment.

  • Arrangement of insurances to include Buildings, Lift Engineering, Directors & Officers, Employers and Public liability.

  • Administration of the Management Company finances including;
       - Calculation, invoicing and collection of service charges and ground rents.
       - Liaising with Debt Collection Solicitors in the event of non-payment.
       - Payment of contractors invoices.
       - Production of income and expenditure reports.
       - Maintenance of bank accounts.
       - Liaison with accountants to organise the annual accounts.
       - Liaison with accountants in the submission of accounts to Companies House.

  • Completion and submission of Companies House returns.

  • Maintenance of the Statutory Books, liaison with solicitors on property transfers and issue of Share/Membership certificates.

  • Undertaking the role of Company Secretary.

Stephen McLellan - Managing Director


Formerly the National Director of one of the UK’s largest corporate residential lettings agencies, Stephen has 43 years of experience in property management, having worked in the public and private sectors, managing leasehold developments throughout the country. His philosophy is the provision of a personal and open style of management, ensuring at all times that the expectations of the client are met. Stephen acts as Company Secretary for all the Management Companies managed by Spring House.

Dawn Smith – Leasehold Director

Having worked in leasehold block management for 17 years with one of the country’s largest Housing Associations and 14 years in the private sector, Dawn has the experience and expertise required to address the needs of residents in the effective management of leasehold developments and, an understanding of the maintenance of major plant and machinery. Her interpersonal skills are first class and her knowledge of the block management business is extensive.

Jamie McLellan - Leasehold Manager

Jaimie has worked in Leasehold Block Management for 10 years, two of which were in London and the remainder with Spring House. Jaimie has extensive experience in all aspects of the work involved in the management of residential developments. He deals with contractors, residents, Directors and has a friendly personable manner.

Charlotte Smith - Financial Assistant

Charlotte has worked with the company for 6 years and deals with service charge and ground rent collection, reconciling bank statements and allocating payments accordingly. Charlotte is extremely effective in reminding defaulting owners of the terms of their lease. Charlotte’s personable manner and efficiency, provides peace of mind to our Directors, residents and clients.

Kathrine McEvoy - Administration Assistant

Kathrine joined the team in 2011 and deals with day-to-day income and expenditure, ensuring contractor’s invoices are paid and noted on the Company’s accounts. Her diligence and accuracy play a vital part in ensuring stability of the finances for the Companies we represent
